History

Balmoral Village

For over three decades Balmoral Village has been at the leading edge of professional standards for accommodation, facilities, support services and – most importantly –  resident satisfaction.

Industry leadership

Established in 1984, the village has 214 homes and nearly 300 residents. Balmoral was one of the first villages to be accredited by the Retirement Village Association of Australia.

Balmoral has a long established reputation for successfully meeting the needs of its residents. A dedicated and caring staff supported by an experienced Board of Directors ensures the highest standards of day to day management and service.

Stable and secure

Balmoral Village will appeal to those who are seeking a superior, low maintenance alternative to the obligations, uncertainties and, sometimes, isolation that can come with traditional home ownership.

The Owners

Balmoral Gardens Pty Ltd

A private company, Balmoral Gardens Pty Ltd, has owned the village since 1988. The Village is served by professional staff supported by an experienced Board of Directors committed to providing the highest possible standards of accommodation and services.

The Managers

Balmoral Gardens Management Pty Ltd

Balmoral Gardens Management Pty Ltd is the manager of the village; it collects the weekly maintenance charges paid by residents, employs the village staff and manages the day to day operations of the village.

 

The Residents

You can contribute to the management of the village through the Balmoral Residents' Association, which elects its own Committee annually. The Committee meets on a regular basis and has a close working relationship with the Manager and Directors.

The form of tenure at Balmoral is a life time Lease. This single document sets out all of the rights and obligations of all parties. The Retirement Villages Act ensures security of tenure and other statutory safeguards for residents in all retirement villages in Victoria and Balmoral Village is no exception.

Established over thirty years ago Balmoral Village is indeed fortunate to have been created when land was more freely available. To replicate such a village now on a 20 acre elevated site with generous landscaping and wide brick paved driveways in such a well-established residential precinct would be almost impossible. 

The villa units and apartments radiate conveniently from the Village Club which forms the hub of village life and houses the all important management team and village kiosk.

Harmonious and practical planning

Careful siting and plentiful landscaping ensure privacy for each home whilst pedestrian paths provide clear physical and visual links; no one is far from the action.

Ridge Road, from which the paved driveways give access to courts and clusters of units, encircles the Balmoral Club, the full size bowling green and apartment building and reinforces the well planned nature of the village. Within the thriving City of Knox, at the foot of the Dandenongs and served by the excellent infrastructure of the Eastern suburbs – Balmoral is surrounded by the best of Melbourne.

Close to major centres

The Balmoral estate enjoys an elevated position with views of the Dandenong Ranges in one of Melbourne's most sought after eastern suburbs, Wantirna South. Balmoral is only a few minutes by car (or our own bus) from major shopping destinations such as Knox City, The Glen, Rowville and Caribbean Gardens. The Knox City Shopping Complex, which is just up the road, is a one stop shopping destination and includes cinemas and a public library.

Excellent transport and essential services

An ever improving road network links Wantirna South with the city, greater Melbourne and beyond. Public transport is close to the village entrance. The immediate area is very well served by private and public hospitals and other essential community services.

Balmoral is conveniently located at Ridge Road Wantirna South. Entry is from Mockridge Street which runs off Stud Road (Melway Map 72 Reference H4).
